Abstract

Rehabilitation is one of the main areas of focus in contemporary architectural practice. Striking a balance between preserving a building's historical character and meeting modern needs represents one of the most significant challenges in this field of inquiry. This work explores contributions towards a rehabilitation proposal for a 19th-century rural house located in Santa Maria da Feira. Faced with the obstacles of adapting an existing building to a new purpose and set of activities, the aim is to understand the practices and core principles that underlie the rehabilitation of historic buildings. These elements include not only construction techniques and materials but also the social, cultural, and environmental considerations that shape how a building is adapted for new uses. Quinta do Caixeiro reflects the typical features of traditional farming houses in the region: its placement facing the street to maximize agricultural land, two floors and an attic, annexes for livestock and material storage, crafted ceilings, and a granary. The stone masonry on the ground floor, wooden beams and flooring on the upper level, interior partition walls made of timber framework, and the Marseille tile roofing all preserve the traditional characteristics of rural architecture in the area. More than just a dwelling, this estate represents the continuity of a family heritage, keeping alive the history and identity of those who have always lived there. The goal is not to turn the house into a tourist accommodation, but rather to open its doors to guests who value an authentic connection with the local community. By renting out various parts of the property, the maintenance of the building is supported, ensuring its preservation without resorting to tourism-driven speculation. This initiative allows the family to remain in their home, fostering a natural coexistence, while offering visitors a rich and meaningful experience-one that resonates with the local culture and environment, in a space where past and present harmoniously coexist.
