Habitação económica urbana: reinserção na cidade

Abstract

Currently the economic housing market [600-1000 UF] it represents more than half of the total that is built in Santiago. This sector that has been consolidated in the last 10 years has adopted ways of operating and built forms that are today a pattern of operation. Their characteristics are; the search for peripheral lands, the medium resolution of the neighborhood scale and the little innovative ones architectural qualities that have led to a standardization of the housing itself. This known and repeated system brings consequences to different scales: a segregation of middle classes in the periphery of the city ​​with little accessibility to transportation and services; the creation of closed ghettos in urban areas in consolidation; and the scarce neighborhood proposal they present. Within the framework of this diagnosis The question arises: Will it be possible to make economic housing go back into the city and get the externalities of it? Is the architecture capable of delivering an answer to this problematic? This thesis investigates the process of management and architecture of the current sets of economic housing and analyzes referents of the past relevant to the subject. It concludes with an alternative proposal of architecture and public housing policy that organizes the demand and looking for savings in the project process [margin extraction real estate, savings in urbanization, minimization of risk and times of sale] achieving margins that allow opting for a better location in the city.
